Will it survive a hard winter?

Yes. Walls and roof carry 150 mm of polyurethane insulation and the glazing is Low-E — double or triple depending on the model. The unit is rated from −40°C to +55°C, and the built-in climate system works from −35°C to +60°C. In practice the same model serves a high-altitude resort and a coastal summer alike. For high-altitude sites we offer a reinforced frame.

Is it earthquake-resistant?

Yes — and better than traditional construction. The structure is a light steel frame: in an earthquake a building like this sways rather than collapses, because it weighs a fraction of its concrete equivalent, and so does the inertial force acting on it. The certificate is available on request.

Do I need a building permit?

In most cases, no. Most units qualify as non-capital structures: they are not permanently fixed to a foundation and can be dismantled. Then the right plot status and an agreement with the local authority are enough. A permit becomes necessary if the unit sits on a capital foundation, exceeds the local floor-area limit, or the plot lies in a special zone — protected territory, coastal strip, historic district. The exact rules vary by region. We check your municipality's requirements during the site assessment and help prepare the paperwork — that is a required part of the process, not an extra service.

What is included in the price, and what is not?

Included: the unit with a full interior finish, the bathroom (bathroom furniture, shower, basin), central air conditioning, water heater, terrace or balcony depending on the model, interior electrics and plumbing, transport within the distance set in the contract, foundation, installation and handover. Not included: furniture and appliances, site preparation and the access road, bringing utilities to the plot, crane hire on difficult terrain, transport beyond the distance set in the contract. You get the exact figure for them in writing after the site assessment.

How does payment work? Is financing available?

30% on order, 70% on completion of production. Financing for private buyers — through the bank of your choice, with the rate set individually. For businesses, leasing and staged payment schedules are available. The price locks for 14 days. The units are imported, so we carry the currency risk within that window.

How long does it take?

Factory production: 15–35 days by model — container type 15–20 days, standard module 20–25, steel structure 25–30, large-format house 30–35. Full cycle from order to handover: 8–14 weeks, sea freight and customs included. Installation on site: 2–3 days, with a crew of three or four. The delivery time is also shown on each model's card.

What kind of plot do I need?

Three conditions: An access road for a truck, with room to turn; A reasonably flat pad — 2 metres clear beyond the unit's footprint on every side; Stable ground — ordinary soil is enough; boggy or sloping sites need extra piles. We assess the plot free of charge: remotely from photographs and the cadastral extract, or on site when the case is a difficult one.

What foundation does it need?

Most models need no concrete slab. We use screw piles: they go in within a day, leave the plot undamaged, and unscrew again if the unit is moved. That is why the structure often qualifies as non-capital (see question 3).

Utilities — water, power, sewage?

The unit arrives with its interior services fitted at the factory — only the connection to the network is left. The factory supplies the full drawing set: foundation, plumbing, electrical, fire system and installation schematics, which makes the local connection straightforward. Power: a standard connection; some models need three-phase. Water: mains or a borehole; a heated pipe in cold climates. Sewage: mains, a septic tank or a composting toilet. For plots off the grid we offer a solar panel and water tank package.

Can I change the layout and the design?

Yes. Size, interior layout, finish materials and facade colour can all change. Available floor areas are listed with the models, in standard steps, and a bespoke size is possible too. For architects and developers we supply the full technical package: working drawings, a 3D model, foundation and engineering schematics.

What warranty do I get, and who services it?

Equipment (air conditioning, water heater, plumbing): on the manufacturer's terms. Warranty terms are fixed in writing in the contract. We keep servicing the unit after the warranty expires. Spare parts sit in our local warehouse. Behind us are 13 years of distribution and warehousing — precisely the part most importers fail at.

I am planning a glamping business — how long until it pays back?

The total cost of the unit, the nightly rate and seasonal occupancy set the payback period. At the consultation we work it out together for your location, rate and number of units — payback period and an annual forecast. Wholesale terms apply from several units, and we deliver anywhere in the region — Georgia, Armenia, Azerbaijan.
